Development Opportunities

The City of San Luis has invested significantly in the development of its infrastructure to prepare for future commercial and industrial growth. The following investments have taken place:

Downtown Street Improvement and Main Street Enhancement:

  • Increase northbound and southbound traffic from the port of entry by providing one way streets, new pavement, drainage, sidewalks and landscaping.
  • Total cost of construction: $10.6 million
  • Timeline: September 2014-April 2015

San Luis II Commercial Port of Entry:

  • Infrastructure in port of entry area to provide industrial opportunities for manufacturing and enhance logistics for truck crossing.
  • Total cost of construction:
    • Commercial Port of Entry $80 million
    • Expansion of Avenue E $4.2 million
    • Construction of SR-195 $110 million
    • Infrastructure Development $6.5 million
    • Timeline: Completed

Rolle Airfield:

  • Provide infrastructure development to existing air field located 1/2 mile from port of entry by providing new runway, taxiway, security fencing and hanger to aerospace research, development and testing; along with pilot touch training and business private landing.
  • Total cost of construction: $688,735
  • Timeline: Completed

Business Incubator:

  • A 20,000 sf. facility for start-up and expanding businesses to create jobs in light manufacturing, machining, distribution and similar industries.
  • Total cost of construction: $2,108,000
  • Timeline: Completed

Studies:

The City of San Luis along with Yuma County is working on several studies that will allow the identification of manufacturing in the area. The following studies are in progress:

  • Investing in manufacturing communities' partnership strategic plan. The study will target manufacturing and industries/firms that support manufacturing, target industries specific infrastructure, partnership in region including cross border and make the region and attractive place for prospects. Study to be completed by October 2014.
  • Development of a business plan and strategy for the Magrino Business Park located at the commercial port of entry. Study to be completed by October 2014.
  • Business Case for economic development to assess the strengths and weaknesses and determined the focus area to attract manufacturing to San Luis. Study to be completed by January 2015.

Industrial land and building opportunities:

Meadowcraft Building: a 480,000 sq. ft. warehouse, 120,000 sq. ft. manufacturing and 10,412 of office space. The 35 acre site is zone heavy industrial, has the FTZ designation and its located along highway 95. To contact broker, please contact Thomas Pancrazi at (928) 782-0000.

San Luis Business Incubator:

20,000 sq. ft. facility available for lease in a light industrial area in the downtown area. For information, please contact the community development department.

Private land near the commercial port of entry:

  • 1,300 acres of commercial and industrial development along Avenue E where the new commercial port of entry and the SR 195 connects. 640 acres are currently being re-zone to heavy industrial and 80 acres are currently under development.   • Magrino Industrial Park: 280 acres of industrial land available along Avenue E by the new commercial port of Entry. 40 acres are currently being developed for prospective firms. To contact developer, please call Greater Yuma Port Authority at (928) 342-3000.
